Gorilla Property Services Eyes U.S. Franchise Expansion
A leading property maintenance franchise is expanding into the United States, highlighting how home services brands are turning fragmented local trades into scalable franchise platforms. Vancouver-based Gorilla Property Services announced today that it has partnered with Franchise FastLane to accelerate franchise development across the U.S.
The move positions the company inside one of the fastest-growing segments of the local services economy. The U.S. home services market alone is projected to exceed $800 billion by 2026, as homeowners and property managers increasingly outsource maintenance tasks.
Founded in 2015, Gorilla Property Services has grown to more than 50 locations across Canada. The company provides a range of exterior property maintenance services—including window cleaning, pressure washing, graffiti removal, gutter cleaning, and snow services—for residential, commercial, and multi-family properties.
With its domestic franchise network established and one U.S. location already operating, the company is now preparing to scale its footprint south of the border.
A multi-service franchise model
Gorilla’s growth strategy centers on a “one-stop” property maintenance model. Rather than focusing on a single trade, the company combines several exterior maintenance services within one franchise business. The approach allows property owners to consolidate multiple vendors while enabling franchise operators to generate revenue across several service categories.
Many home services franchises operate without storefronts, relying on mobile crews, scheduling software, and centralized customer management systems. That structure keeps startup costs relatively low and allows brands to expand quickly across new territories.
Preparing the system before expansion
The company’s leadership has emphasized building franchise infrastructure before accelerating growth. President Andrew Edwards joined Gorilla in 2021 after operating a restoration franchise for more than a decade. During that time, he grew his business to 65 employees and a fleet of 35 trucks before exiting.
That experience shaped Gorilla’s expansion strategy. The company initially explored working with Franchise FastLane several years ago but delayed the partnership while strengthening its internal systems and franchise support capabilities. The brand officially joined the FastLane program in October 2025.
A franchise development engine
Partnering with Franchise FastLane gives Gorilla access to a structured franchise growth platform that connects emerging brands with prospective operators. The firm provides development strategy, marketing support, and access to a national network of franchise consultants who match entrepreneurs with franchise opportunities.
Since launching in 2017, Franchise FastLane says it has helped award more than 10,000 franchise units and placed more than 3,800 entrepreneurs into business ownership opportunities. For Gorilla, the partnership creates a scalable pipeline for recruiting franchisees as the company expands into U.S. markets.
Part of a much larger home services shift
Gorilla’s expansion reflects a broader transformation across the home services economy. What was once a highly fragmented landscape of independent trades—from window cleaning and pest control to plumbing and restoration—is increasingly being organized into scalable franchise and multi-location platforms.
Industry analysts estimate the global home services sector could approach $1.2 trillion, creating opportunities for brands that can combine operational systems, marketing infrastructure, and standardized service models.
After nearly a decade building its network across Canada, Gorilla Property Services is now positioning itself to compete in the far larger U.S. market. For emerging service franchises watching the sector, the company’s approach offers a familiar lesson: build the system first, then scale the territories.
